KYIV METROPOLITAN AREA ECONOMIC DEVELOPMENT STATE AND PROSPECTS IN PRE-WAR PERIOD

The Kyiv metropolitan area, a pivotal driver of Ukraine’s economy, has undergone significant transformations influenced by urbanization, investment trends, and land management changes. This study investigates the state and prospects of economic development in the region, focusing on pre-pandemic and pre-war periods to establish a baseline for understanding growth patterns during stability. Using a comprehensive analysis of key indicators such as capital investments, sectoral contributions, and land-use efficiency, the research models the economic trajectory of Kyiv's metropolitan area while identifying critical challenges and opportunities. Data collected from 2010 to 2019 highlights robust investment activity, with industries like construction, energy, transportation, and manufacturing emerging as the primary contributors to regional growth. However, the findings reveal over-reliance on centralized economic models and underutilization of suburban areas, necessitating diversification and multi-sector strategies to bolster resilience. This study employs economic modeling to assess the accuracy of past development projections while laying the groundwork for integrating data from 2020 to 2024, a period shaped by the COVID-19 pandemic and war-related disruptions. Future research will compare pre-crisis predictions with contemporary realities to refine predictive models and identify emerging opportunities for sustainable economic revitalization. The results underscore the importance of metropolitan-level planning in fostering balanced development, expanding infrastructure, and leveraging suburban potential. By offering actionable insights for policymakers, this research contributes to the discourse on urban economics, investment strategies, and resilience-building in the face of unprecedented challenges.
